Residential Designer

Reports To
Design and Drafting Supervisor / Project Manager
Job Goal
The goal of a Residential Designer is to create a comprehensive design and full construction plan set including any building related permitting requirements to meet the client's needs and goals while staying as close to their financial goals as possible.

Responsibilities

  • Client Relations
    • Facilitate client design meetings in cooperation with the Project Manager.
    • Listen well and accurately record all pertinent details communicated by the clients regarding their needs and wishes for their project.
  • Inter-company Relations
    • Effectively communicate with all MHB employees to coordinate work, provide insight/information, answer questions as needed regarding design intent, construction, code adherence, etc.
  • Plans
    • Concept Plans
      • Create functional 3D model with exterior fly-around video.
      • Create conceptual plans and one 3D elevation view; to be used to create Feasibility Estimate while taking into consideration the client’s budget.
    • Bid Plans
      • Convert Concept Plans into Bid Plans by adding drawings and details that convey design intent and specifications for vendor use to provide accurate quotes.
      • Send plans to engineer for structural building design and related calculations.
      • Communicate with Engineer through analysis of structural system.
      • Update plans per finalized structural engineering.
      • Verify that Bid Plans align with Comprehensive Estimate specifications.
      • Coordinate updates and selections with Project Manager and Selections Coordinator.
    • Permit Plans
      • Convert Bid Plans into Permit Plans by adding notes and details to meet state and local codes.
      • Verify that Permit Plans align with Final Estimate specifications.
      • Coordinate any additional updates and selection changes with Project Manager and Selections Coordinator.
  • Buildertrend
    • Scan and upload Designer Worksheet (and/or any other documents) to Buildertrend after client meetings.
    • Add Daily Logs per job as pertinent decisions/changes are made with clients or Project Managers.
    • Add Daily Logs including emails and related attachments when sending plans to clients.
    • Review job schedule; keep schedule items updated with progress notes as needed, adjust progress percentage as work progresses, and mark complete when appropriate.

Skills / Ability

  • Creativity and design sense to provide floor plan and elevation solutions to meet the client’s needs and goals.
  • Residential construction knowledge to accurately depict structurally sound and buildable design and details including all phases of construction as needed.
  • Ability to work independently and with all MHB team members and trade partners, accurately representing the values and goals of the company. l
  • Detail oriented individual with strong organizational skills to maintain accurate notes, pictures, details, etc.
  • Effective time-management skills to make efficient and responsible use of client’s financial resources.
  • Ability to create accurate, clear, and buildable blueprints.

Education / Experience

  • Work experience or education as a Residential Designer or similar preferred.
  • Understanding of residential construction practices preferred.
  • Computer aided design software and 3D modeling education/experience preferred.
